Grouchy, that is going to be a great, great feeling. All right, can't wait to hear your excitement about that once you get that signed. Yeah, maybe we'll hear you probably on the 9 o'clock net tonight if you can stand it, if you can put down the streamers and the noise-making devices. It's long enough to get it on the net tonight. All right, well that is fantastic. And hey, say hi to Mama Kitty and the kittens, would you? All right, we're going to go talk to somebody else who's got some kitties. In fact, I think still nine of them if I'm right there, Mike, K1MDR. Also, Mike has got some information relative to Lisa's check-in. So Mike, K1MDR, good afternoon, sir. Hey everybody. First off, Lisa, sorry for your loss, my condolences. But as far as psycho landlord goes, while she can do something, she can't do everything. So long as there is still a lease and the rent is paid, she cannot come in and take any of the property. That is illegal for her to do. That is basically theft. But you have to maintain whatever the rent was. So if it was $500 a month, then whoever's taking care of business needs to make sure that the rent is taken care of until you guys are ready to completely vacate. She does not have to let you access the property until you get the death certificate. And upon that, she has to let you in the property. There's nothing that she can do to stop you. She might try, but legally she can't stop you. Also, do not sign a custody of property thing because that means she can come in and take everything whenever she wants. I think there's something more. Give me a second. I'm already set. Yeah, so if you have the death certificate, you can be granted access to the property. So long as his rent is paid, you can, you know, he can't come in and take anything. Now if you do forfeit on the rent or whatnot, then yes, he has free right to it. But the key out to that is he has to still go through the regular eviction proceedings. It's not like you miss, your rent is due on the 5th, you don't make it there by the 6th, and suddenly he clears everything out. He still can't do that. He still has to go through normal eviction proceedings if there is family left. The only exception to that is no family, which doesn't apply here. So, I hope that helps you. I hope you're still listening. And like I said, my condolences for your loss. And hopefully you can get everything situated on the end. Oh, the other thing is, is he does not have to renew a lease. In fact, more often than not, if he's got like say 6 months left on his lease, you know, you can pay his rent for the next 6 months, but after that, he's allowed to not renew the lease. So there is no expectation of renewal when it comes to the death in a family. Anyway, it's K1MDR. I'm going to return it back to the net, and I'll try to catch you for my report in a little while.
