All right, thank you Dave. Appreciate the comments. And yeah, we've been down there this time of year before. Never, as late in October as we are, usually about this time, the point value changes mid-September, so we take advantage of that. But other people are doing the same thing and I beat us out. The first opportunity was late October. And yeah, I was thinking about that. It'd be fun to get together. Well, we did that a couple of times over the years and it would be fun to do it once again.
