So, it's a culmination of two events where we had a cooler period in August that sort of started the onset of the color change, not in August, but it got the trees ready sooner. And the drought stressing out the trees where they were beginning to, some leaves were beginning to change color during the heat wave and that wasn't because they thought it was fall, that was because there was a lack of water, so the trees were beginning to shed their leaves early. So the fall colors are coming in early, but it's not going to be a good color season because of the drought conditions. It's expected that at this rate the leaves are changing color and falling, which isn't good if you want to see fall colors. Also, the colors tend to be more muted when the trees are stressed. You don't really get those vibrant reds and yellows, you get sort of darker browns and the leaves curl up and they get leaf burn at the tip and stuff like that and they fall off, so it's not great. So we'll see what happens, but at this point in time the fall colors are not looking like they're going to be great and they are a little earlier than they usually are for us. So lots of trees here, Toronto is still mostly green, but some of the trees in the valleys and stuff are definitely beginning to change. Okay Ken, that's it for me, we'll send it back to you for net control. This is Victor Alpha 3, Victor with CXR4ID. I don't know if there are any questions. Back to you Ken.
