Well good morning, always great to hear your voice. And yeah, doing fine over here in West Seattle. Kind of cloudy overcast, but that's good because I'm going to get out and do some more yard work. And, uh, hello my April station manager boy, boy, he is right here keeping, keeping me nice and warm in the chair. So, that's always nice. Uh, I do need more coffee.
