Thank you, thank you, Jim, that. I appreciate that warm welcome. Yeah, I'm already done with the heat. It's time for it to go away. But then, I get reminded, I got four more months before it actually does go away. Yeah, I'm already tired of the heat. So, you know, it's really kind of funny because my wife from upstate New York, right? And in the winter time, they kind of, how to live. You know, cabin fever and get all that kind of stuff in the winter time. Yeah, I think you can get a version of that down there in Texas in the summer time. You just really don't want to go out there and eat for nothing, no matter what. So that's kind of where I'm at. I'm sitting through the expinner about par for the course here for a while.
